To optimise your preparation and launch to market, you're best placed to have the Gavel Queen selected as your auctioneer a minimum of 4wks prior to your preferred auction date.

Time for the Gavel Queen to check in with the agent to determine early market feedback after the first round of open homes
Another check in between the Gavel Queen and the agent to understand any new market feedback that may influence strategies.
Time for the Auction Strategy Meeting! This is where the total campaign progress is discussed between the Gavel Queen and the agent. We will review campaign statistics, open home attendance, buyer interest, pre-registrations, reserve pricing and discuss strategies for Auction Day to optimise the outcome.
This gives buyers the opportunity to view the property one last time ahead of the auction, as well as review the Form 1 documentation on display (if not already actioned). All bidders must be registered to bid during this time (if not before) and will be supplied with an official bidder number to display during the auction.
The Auction will be conducted on site in the most suitable location to manage the volume of interest and also in consideration of the weather and safety. As a vendor, you would need to be accessible to discuss any necessary changes to strategy during the Auction, ideally on site.
Once the bidding reaches the reserve price the property can be SOLD under the hammer with respect to the Auction Conditions. Both Vendor and Purchaser are required to sign the Contract of Sale and the Purchaser is required pay their deposit immediately after the fall of the hammer, unless otherwise agreed. Then. it's time to pop the champagne!!!
